Our Number One priority at Magnolia Property Services (MPS) is to make your life easier. Correctly managing
a rental is a time consuming and complicated task. Your time is valuable, that's why we're here.

Services is a full-service property management company, since we own our own rentals, chances are, we have already handled
any situation that you may find yourself in, and we can help.
Whether you own one rental or dozens, whether you
are new to Real Estate or if you've been at it for a while, we can lighten your load.
Magnolia Property Services
(MPS) is a family owned and operated company that was founded in 2001. However, we are a third generation real estate oriented
family, with roots (and properties) in Baltimore going back as far as you can remember.
Residential Property
Management:
Residential property management from MPS eliminates the need for daily involvement from the owner(s).
While we do require all the units that we manage to be properly registered with the appropriate agencies, if some properties
are not currently in complete compliance, we can bring them into compliance. We take care of the following:
Phone Calls. We can be the sole point of contact for all of your tenants. If they need anything, they can call us. We can
then decide how to best handle the situation. Eliminating those pesky calls you dread.
Rent Collection
General Maintenance/Repairs* ($250.00 Repair Escrow required per unit)
Monthly Statements (Sample
Enclosed)
Bill Payment Service (Water, Taxes, Insurance)
Paper Check or Electronic* remittances
Year End Statements
Tenant Location Service:
If you have an empty unit, MPS
can handle the entire tenant location process from start to finish.
Efficiently and logically advertising
units for rent, including Newspaper and Internet Listings*
Showing units and handling all open houses
Screening potential tenants-including credit checks, background checks and visiting them at their current residence*
Having units cleaned and prepared* for a quick turn-around
Handling all aspects of the Lease, Move-In
checklist, Lead disclosures, etc.
Coordinating Lead inspections as needed in between tenants*
Tenant Eviction Service:
It happens, if you are unfortunate enough to be in a situation where you must evict
a non-paying tenant or a tenant holding-over after notice, we are here to help.
From navigating our states court
system, to working with a tenant to either pay or vacate voluntarily, to scheduling with the appropriate law enforcement agency,
to actually being at the premises with the Sheriff, if it progresses that far. While we are in the process of evicting
a tenant, we continue to work towards an agreeable resolution for all parties involved. we prefer to use a physical eviction
as a last resort, as we find they are not always the most efficient and cost effective tool available to us.
Registration and Lead Issues:
MPS is also here to help you navigate through all the government regulations regarding
zoning, rental registrations, lead certifications, fees and the accompanying paperwork.
All residential rental
homes should be registered with the appropriate agency. Lead Certifications are also required to proceed with evictions and
other legal proceedings in certain jurisdictions. We know the laws and using licensed, certified and insured sub-contractors
we can help bring your properties up to acceptable standards. Failure to keep registrations and lead certifications up to
date can open you as the owner up to various civil penalties as well as the potential for lawsuits.

Fee Schedule
Residential Property Management
Base Fee of 10% of the gross rents collected includes all aforementioned services
unless otherwise noted.
Tenant Location Service
Service fee is equal to one month's rental amount,
with a minimum of $500.00
Eviction Services
Initial Filing, Failure to Pay: $40.00 Second
Filing, Put-out notice, incl. scheduling Sheriff: $90.00 Physical Eviction: $35.00 plus expenses, i.e. locks
